Few sales, weak data. Westbrae had only 24 single-family sales in the last 12 months. Too little data means the numbers are weak, and weak numbers can misrepresent the market: one or two homes can swing every chart on this page. Read them as a rough guide, not a firm picture.

These numbers count single-family homes only. Condos, townhouses and attached homes are left out. They are the single-family homes that closed in Westbrae, from the MLS. A neighborhood this size can swing from one quarter to the next on a handful of sales, so these show where the market has been, not what your home will sell for. When doing neighborhood stats, it is imperative to use the correct boundaries, as overlapping into adjacent neighborhoods may skew results. These numbers cover only homes the MLS lists under Westbrae. Want the numbers for your street? Ask Tanja.

Living in Westbrae

What it is like on the ground in Westbrae: getting around, errands, nature and schools, from Local Logic.

How did Westbrae get its name?

The name came from the Key System, the transit company that built the East Bay's streetcar and commuter train network and was tied to real estate development through the Realty Syndicate. Its developers named the area Westbrae, and the original Westbrae tracts reached into what is now Albany. The Key System's G-Westbrae train line ended near Gilman Street at Codornices Creek, and Key Route Boulevard still carries the company's name.

What is the Ohlone Greenway?

The Ohlone Greenway is a 4.5-mile path for people on foot and on bikes, running from Ohlone Park in Berkeley through Albany and El Cerrito to Richmond, where it links to the Richmond Greenway. It follows old railroad lines: the Santa Fe Railway's tracks, where the last freight train ran on May 12, 1979, and part of the Key System's Westbrae line. BART's elevated tracks run alongside much of it, and they cross Gilman Street right through Westbrae's shops. Most of the greenway has separate paths for walkers and cyclists, along with native plant gardens, pollinator gardens tended by neighbors, and public art.

What is the story of Codornices Creek?

Codornices Creek starts in the Berkeley Hills and runs about two miles to the Bay, passing through Codornices Park, the Berkeley Rose Garden, and Live Oak Park on the way down. In Westbrae, Domingo Peralta, the son of a land grant holder, built an adobe home on the creek's banks near today's Albina Street; it was destroyed in the 1868 Hayward earthquake. In recent decades, neighbors and groups have restored stretches of the creek. A section between Eighth and Ninth Streets was brought out of its underground culvert in 1995, work below Albina Street followed in 2007, and steelhead trout have returned to its waters.

What are Westbrae's shops like?

Westbrae's small commercial district runs along Gilman Street between Santa Fe Avenue and Tevlin Street, with restaurants, natural food stores, bakeries, and a garden nursery. A short drive west, the Gilman District adds wineries, breweries, and outdoor gear stores, and Solano Avenue's shops run through Albany and north Berkeley nearby.

What kind of homes are in Westbrae?

Westbrae is mainly a residential neighborhood of older homes, with a few blocks of shops at its center and the greenway and creek running through it.

What should you look for in a Westbrae home? Old homes come with old-home issues, so read the inspection reports closely and ask what has been updated over the years. Berkeley's own sewer lateral ordinance also applies: a Sewer Lateral Certificate of Compliance from the City is needed before escrow closes, some transfers are exempt, and an EBMUD certificate doesn't satisfy it. Under the right circumstances and terms, either the buyer or the seller can take on responsibility for compliance, so it's worth settling early.

What schools are near Westbrae?

Ruth Acty Elementary School on Acton Street is the closest public school, and Martin Luther King Middle School is on Rose Street. St. Mary's College High School, a private high school, is on Albina Avenue, and The Crowden School, a private school for grades 3 through 8, is on Rose Street. Berkeley High School, the city's public high school, is downtown on Allston Way. All of Berkeley's public schools are part of the Berkeley Unified School District. School assignment doesn't follow neighborhood names, so check with the district for any address you're considering. The Berkeley page lists the public and private schools across the city.

How do you get around from Westbrae?

BART's tracks run right through the neighborhood, with the North Berkeley station to the south along the Ohlone Greenway, and the greenway itself makes an easy bike route north to Albany, El Cerrito, and Richmond. The UC Berkeley campus and downtown Berkeley are a short drive or BART ride away.

What should sellers in Westbrae know?

Selling a Berkeley single-family home or duplex starts with a Home Energy Score before listing, under the city's Building Emissions Saving Ordinance (BESO). My Berkeley home selling page explains the choices after that.

What draws buyers to Westbrae?

Buyers who look at Westbrae usually want an older home on a residential street, with the Ohlone Greenway and Codornices Creek close by, a small neighborhood shopping street on Gilman, and BART within easy reach.

Why do homeowners sell in Westbrae?

Homeowners move on for all kinds of reasons including (but not limited to): upsizing to a second or third home, divorce, relocating for work, or the passing of a family member.
