Few sales, weak data. Le Conte had only 9 single-family sales in the last 12 months. Too little data means the numbers are weak, and weak numbers can misrepresent the market: one or two homes can swing every chart on this page. Read them as a rough guide, not a firm picture.

These numbers count single-family homes only. Condos, townhouses and attached homes are left out. They are the single-family homes that closed in Le Conte, from the MLS. A neighborhood this size can swing from one quarter to the next on a handful of sales, so these show where the market has been, not what your home will sell for. When doing neighborhood stats, it is imperative to use the correct boundaries, as overlapping into adjacent neighborhoods may skew results. These numbers cover only homes the MLS lists under Le Conte. Want the numbers for your street? Ask Tanja.

Living in Le Conte

What it is like on the ground in Le Conte: getting around, errands, nature and schools, from Local Logic.

Where does the name Le Conte come from?

The neighborhood's name traces back to Joseph LeConte and John LeConte, two brothers who taught at the University of California in its early years, Joseph in geology and John in physics.

How did Le Conte grow up?

Homes began going up here in the late 1800s, after the University of California moved to Berkeley from Oakland in 1873. Streetcar and rail lines, including the Southern Pacific's Berkeley Branch, made the neighborhood practical for people commuting to jobs elsewhere, and Telegraph Avenue's shops were close at hand. The early 1900s brought a wave of new building, and Craftsman homes and brown shingle cottages filled in the blocks. During and after World War II, more housing was added.

What kind of homes are in Le Conte?

Le Conte is known for Craftsman bungalows, Arts and Crafts homes, brown shingle cottages, and early 1900s houses on streets like Ellsworth, Fulton, Russell, and Derby. More housing was added during and after World War II, so newer buildings sit among the older houses on some blocks.

What should you look for in an older Le Conte home? Over more than a century, different owners cared for these homes to different extents, so two bungalows on the same street can be in very different shape. Floor plans from the early 1900s often have small kitchens and few bathrooms by today's standards, and some older homes still have their original electrical panels. Read the inspection reports closely, and ask what has been updated and when.

What schools are in Le Conte?

Sylvia Mendez Elementary School, on Ellsworth Street, is in the neighborhood, and Willard Middle School is at its eastern edge on Stuart Street. Walden Center & School, a private school for preschool through grade 6, is on McKinley Avenue, west of Shattuck. Berkeley High School, the city's public high school, is downtown on Allston Way. All of Berkeley's public schools are part of the Berkeley Unified School District. School assignment doesn't follow neighborhood names, so check with the district for any address you're considering. The Berkeley page lists the public and private schools across the city.

What are Le Conte's landmarks?

The Woodworth House at 2237 Carleton Street, built in 1905, is an all-redwood home in the Bay Region style, with a brown shingle exterior, clinker brick fireplaces, and leaded glass windows. Charles W. Woodworth, who designed and built it, was a professor of entomology who helped develop the University's College of Agriculture and helped found Berkeley's first public library. It is a City of Berkeley Landmark.

On Dana Street, a Berkeley Historical Plaque Project plaque marks the home where Anthony Boucher lived from 1947 to 1968. Under that pen name, William Anthony Parker White founded and edited The Magazine of Fantasy & Science Fiction, reviewed mysteries for The New York Times, and helped launch the careers of writers including Berkeley's Philip K. Dick.

What's close to Le Conte?

Berkeley Bowl, the grocery known far beyond Berkeley for its produce, sits at Oregon Street and Shattuck Avenue. Glenn and Diane Yasuda opened it in 1977 in a former bowling alley on Shattuck, which gave it its name, and moved it to its current home in 1999. Telegraph Avenue's shops and restaurants line the eastern edge of the neighborhood, Downtown Berkeley's theaters are just north, and Ashby BART is close to the southwest corner.

The UC Berkeley campus is a short trip north up Telegraph Avenue. Tanja earned her Bachelor of Science there, and the campus is open to everyone, from Sather Gate to the observation deck in Sather Tower.

What should sellers in Le Conte know?

Berkeley sellers of single-family homes and duplexes get a Home Energy Score before listing, under the city's Building Emissions Saving Ordinance (BESO). The rest of the process is on my Berkeley home selling page.

What draws buyers to Le Conte?
