West Berkeley Single Family Home Prices
Sales through September 30, 2026
Few sales, weak data. West Berkeley had only 24 single-family sales in the last 12 months. Too little data means the numbers are weak, and weak numbers can misrepresent the market: one or two homes can swing every chart on this page. Read them as a rough guide, not a firm picture.

These numbers count single-family homes only. Condos, townhouses and attached homes are left out. They are the single-family homes that closed in West Berkeley, from the MLS. A neighborhood this size can swing from one quarter to the next on a handful of sales, so these show where the market has been, not what your home will sell for. When doing neighborhood stats, it is imperative to use the correct boundaries, as overlapping into adjacent neighborhoods may skew results. These numbers cover only homes the MLS lists under West Berkeley. Want the numbers for your street? Ask Tanja.

Living in West Berkeley
What it is like on the ground in West Berkeley: getting around, errands, nature and schools, from Local Logic.
How did West Berkeley begin?
People lived along Strawberry Creek here for thousands of years, and the West Berkeley Shellmound was one of the largest shell mounds around the Bay. In the 1850s, Gold Rush-era farmers and merchants began settling this rural bayside land. Captain James Jacobs built a freight wharf at the foot of what is now Delaware Street, and Captain William Bowen ran an inn and stagecoach stop on the old road that became San Pablo Avenue. The settlement that grew between them was called Ocean View, for its view out through the Golden Gate. Back then, the shoreline sat roughly where Second Street and the east side of Aquatic Park are today. When Berkeley incorporated in 1878, Ocean View became West Berkeley.
What is the Delaware Street Historic District?
On the 800 block of Delaware Street, a group of Victorian buildings survives from Ocean View's early years. In the late 1960s, a city redevelopment plan would have replaced these homes with large-scale manufacturing, and neighbors and historians fought to save them. Some buildings were reconstructed to meet newer building codes, and others were moved to this block from nearby. The district became a City of Berkeley Landmark in 1979, and many other Victorian-era buildings from Ocean View still stand on the surrounding streets.
How did industry shape West Berkeley?
The transcontinental railroad came along the shoreline in 1876, and West Berkeley became one of the Bay Area's major industrial areas through the 1960s. Factories made soap, food, soft drinks, and steel castings here. In 1911, a new depot opened at Third Street and University Avenue, and Berkeley's Amtrak station stands right next to it today. Later, as artists and small manufacturers pushed to stay in the neighborhood, the city's West Berkeley Plan set out to keep light industry and artisan workspaces alongside the historic homes, and that mix is still what gives the neighborhood its character.
What is there to do in West Berkeley?
Fourth Street has been a shopping street since the late 1970s, with wide, tree-lined sidewalks, specialty shops, and restaurants. To the north, the Gilman District is home to small wineries, breweries, outdoor gear stores, and Ashkenaz, a music and dance hall that has been running since the 1970s. The West Berkeley Design Loop, from Ashby Avenue to Gilman Street, has one of the Bay Area's largest concentrations of independent furniture, lighting, antique, and building-supply shops. Urban Adamah, a nonprofit farm, grows produce for local food banks.
What is the Berkeley waterfront like?
Across the freeway, César Chávez Park looks out on three Bay bridges, Alcatraz, and Angel Island, and it is a favorite place to fly kites. Adventure Playground lets kids build and climb on hand-made structures, Shorebird Park has a nature center, and the marina is a base for sailing, kayaking, paddleboarding, and kiteboarding. Aquatic Park's lagoon, created when the freeway was built along the shore, sits just west of the neighborhood.
What kind of homes are in West Berkeley?
West Berkeley's homes include Victorian-era buildings from Ocean View's early decades, along with homes built through the years of industrial growth, on flat blocks close to the Bay.
What should you look for in an older West Berkeley home? Over more than a century, different owners cared for these homes to different extents, so two houses on the same block can be in very different shape. Floor plans from the 1800s rarely match how people live today, and a home that has been expanded over the years is worth checking for permits, since unpermitted work can surface late in a sale.
What schools are in West Berkeley?
Rosa Parks Environmental Science Elementary School is on Allston Way, Oxford Elementary at West Campus is on University Avenue, and Longfellow Arts and Technology Middle School is on San Pablo Avenue. Private schools here include Black Pine Circle School on Seventh Street and Ecole Bilingue de Berkeley on Heinz Avenue, both for the elementary and middle grades, and The Berkeley School on University Avenue. Berkeley High School, the city's public high school, is downtown on Allston Way. All of Berkeley's public schools are part of the Berkeley Unified School District. School assignment doesn't follow neighborhood names, so check with the district for any address you're considering. The Berkeley page lists the public and private schools across the city.
What should sellers in West Berkeley know?
In Berkeley, a single-family home or duplex gets a Home Energy Score before it is listed, under the city's Building Emissions Saving Ordinance (BESO). My Berkeley home selling page covers the rest.
What draws buyers to West Berkeley?
Buyers who look at West Berkeley usually want a home with real history, on flat streets close to Fourth Street's shops, the Gilman District, and the waterfront, with University Avenue leading straight up to the UC Berkeley campus.
Why do homeowners sell in West Berkeley?
Homeowners move on for all kinds of reasons including (but not limited to): upsizing to a second or third home, divorce, relocating for work, or the passing of a family member.
