OAKLAND & BERKELEY May 2025 Real Estate Market Update

Hey, Oakland & Berkeley! It’s time for your MARKET UPDATE! It is Spring! It’s Peak Market time! and here are the absolute latest stats that you need to know!

Hi, I’m Tanja Odzak, eXp Realty. I love helping people. I’m a Senior Level Realtor and I help people sell and buy homes right here in the East Bay!

In Berkeley California, at the time of this video, we have 130 total homes that are active for sale,  52 are under contract, and 69 sold last month. It’s a Seller’s Market, and most properties are moving at a great pace. Last month, Single-Family Homes sold for an average of $1,818,224 (one million, four hundred thirty-five thousand, six hundred and ninety-two dollars). The actual range was $850,000 to $3,606,225, and it took an average of 19 days to sell. Comparing April 2025 to April 2024, average sold price for single-family homes was up 0.7%. 2025 Year-to-date median sold price for single-family homes is up 3.4% compared to the same time period last year.

In Oakland California, we have 789 total homes that are active for sale, 213 are under contract, and 245 sold last month. For Oakland, this is more on the border of where a Seller’s Market and Balancing Market start to meet. Last month… Single-Family Homes sold for an average of $1,132,907 (nine hundred ninety six thousand, four hundred and seventy six dollars). The actual range was $252,500 to $4,700,000 and it took an average of 29 days to sell. Comparing April 2025 to April 2024, average sold price for single-family homes was up 1.2%. 2025 Year-to-date median sold price for single-family homes is up 2.3% compared to the same time period last year.

Keep in mind that these are city averages, and it erases the nuance of the market because it average out all the variables… like location, condition, skill of the agent, how many and what kind of house is being sold, and more.
