Oakland & Berkeley October 2026 Real Estate Market Update! We are heading into the fall market, so home sellers and home buyers, listen on! In September, Oakland homes took an average of 28 days to sell, while Berkeley homes sold in 16. Here is what buyers and sellers in both cities should know.

What were the Oakland real estate market stats in October 2026?
In Oakland California, at the time of this video, we have 530 total homes that are active for sale, 253 are under contract, and 207 sold last month. Last month, Single-Family Homes sold for an average of $1,075,589. The actual range was $290,000 to $3,350,000 and it took an average of 28 days to sell. Comparing September 2026 to September 2025, average sold price for single-family homes was up 7.7%. 2026 Year-to-date median sold price for single-family homes is up 1.9% compared to last year.
What were the Berkeley real estate market stats in October 2026?
In Berkeley California, at the time of this video, we have 88 total homes that are active for sale, 48 are under contract, and 61 sold last month. Last month, Single-Family Homes sold for an average of $1,885,267. The actual range was $576,000 to $4,400,000 and it took an average of 16 days to sell. Comparing September 2026 to September 2025, average sold price for single-family homes was down 2.1%. 2026 Year-to-date median sold price for single-family homes is up 6.3% compared to last year.
One thing to remember: these are city-wide averages. They blend every location, condition, price point and marketing job into a single number, so one home can sell well above or below it. Watching the median price over several months is the better way to see whether Oakland and Berkeley are appreciating or softening.
