Few sales, weak data. Broadmoor had only 23 single-family sales in the last 12 months. Too little data means the numbers are weak, and weak numbers can misrepresent the market: one or two homes can swing every chart on this page. Read them as a rough guide, not a firm picture.

These numbers count single-family homes only. Condos, townhouses and attached homes are left out. They are the single-family homes that closed in Broadmoor, from the MLS. A neighborhood this size can swing from one quarter to the next on a handful of sales, so these show where the market has been, not what your home will sell for. When doing neighborhood stats, it is imperative to use the correct boundaries, as overlapping into adjacent neighborhoods may skew results. These numbers cover only homes the MLS lists under Broadmoor. Want the numbers for your street? Ask Tanja.

Living in Broadmoor
What it is like on the ground in Broadmoor: getting around, errands, nature and schools, from Local Logic.
How did Broadmoor begin?
Broadmoor began as a planned tract in the early 1900s, laid out north of Dutton Avenue by an Oakland development firm.
Although the tract opened early in the century, most of its homes went up in the 1920s. That timing shows in the streets today: wide boulevards, deep front setbacks, and houses that share a period feel without matching one another. Several of the tract's early street names, such as Breed, Beverly, and Warwick, are still on the map, so the original layout is easy to trace.
What kind of homes are in Broadmoor?
The City of San Leandro's General Plan names Broadmoor, along with Estudillo Estates, among the city's early-twentieth-century neighborhoods of California bungalows, Craftsman and Prairie-style homes, and Mediterranean-style cottages. Local sources describe many Broadmoor homes as custom-built, so no two are quite alike. Most were built by 1939, with some homes from the 1940s through the 1960s filling the remaining lots. Sizes run from compact bungalows to much larger houses.
Some of these older San Leandro neighborhoods also carry ideas from the City Beautiful movement of the early 1900s: winding streets, gracious street trees, and large front lawns.
What should you look for in a Broadmoor home? Over the decades, different owners cared for their homes to different extents, so condition can vary a lot from one house to the next on the same street. Older layouts don't always fit the way people live now, with smaller kitchens, fewer bathrooms, or closed-off rooms, so think about what you'd want to change. Ask about past remodels, too. Unpermitted work turns up in older homes, and it's worth knowing what was done with a permit and what wasn't.
What schools are in Broadmoor?
Roosevelt Elementary School, on Dowling Boulevard, sits in the neighborhood. It is a public elementary school for kindergarten through grade 5 in the San Leandro Unified School District. Washington Elementary School is on Dutton Avenue, and Bancroft Middle School is just south on Bancroft Avenue. San Leandro High School is a short drive south, also on Bancroft Avenue. School boundaries don't follow neighborhood names, so check the district's boundary map for any address you're considering. The San Leandro page lists the public and private schools across the city.
What do Broadmoor's home styles look like?
A California bungalow is the Craftsman style applied to a small or medium-sized home, and it was popular across the country from about 1910 to 1939, the same years Broadmoor filled in. Look for one or one-and-a-half stories, sloping roofs with exposed rafters under the eaves, a front porch, and a living room you enter straight from the front door, often with a fireplace as its focal point. Prairie-style homes, which the City also names in this part of San Leandro, lean on strong horizontal lines, low hipped or flat roofs with broad overhanging eaves, and bands of windows.
What is nearby?
Downtown San Leandro, along East 14th Street, is close by, with shops, restaurants, and the Daniel Best Building's clock at Estudillo Avenue marking the center of town. Estudillo Estates and San Leandro Creek are next door. The city's history is close too: Casa Peralta on West Estudillo Avenue and the Alta Mira Club on Lafayette Avenue, the one building still standing in San Leandro confirmed to predate the city's 1872 incorporation. Lake Chabot Regional Park, with its lake, marina, and miles of trails, is a short drive into the hills, and Marina Park and the Bay Trail along the shoreline are a few minutes west.
How do you get around from Broadmoor?
East 14th Street runs along Broadmoor's western side, with AC Transit buses. The Downtown San Leandro BART station is a short drive away, and Interstates 580 and 880 are both within easy reach.
What should sellers in Broadmoor know?
San Leandro charges its own transfer tax, 1.1% of the sale, on top of Alameda County's. Whether a sewer lateral certificate is needed depends on which agency serves the address. My San Leandro home selling page explains the steps.
What draws buyers to Broadmoor?
Buyers who look at Broadmoor are usually drawn to its 1920s architecture, its wide streets and deep setbacks, the variety of home sizes, and how close it sits to downtown San Leandro and the north end's freeways.
Why do homeowners sell in Broadmoor?
Homeowners move on for all kinds of reasons including (but not limited to): upsizing to a second or third home, divorce, relocating for work, or the passing of a family member.
