Few sales, weak data. Bay-O-Vista had only 16 single-family sales in the last 12 months. Too little data means the numbers are weak, and weak numbers can misrepresent the market: one or two homes can swing every chart on this page. Read them as a rough guide, not a firm picture.

These numbers count single-family homes only. Condos, townhouses and attached homes are left out. They are the single-family homes that closed in Bay-O-Vista, from the MLS. A neighborhood this size can swing from one quarter to the next on a handful of sales, so these show where the market has been, not what your home will sell for. When doing neighborhood stats, it is imperative to use the correct boundaries, as overlapping into adjacent neighborhoods may skew results. These numbers cover only homes the MLS lists under Bay-O-Vista. Want the numbers for your street? Ask Tanja.

When was Bay-O-Vista built?
Bay-O-Vista was built out in the decades after World War II. The first homes went up in the late 1940s, and most of the growth came in the 1950s and 1960s. The neighborhood was designed around the hills, with airy homes, big windows, patios, and views wherever the lot allowed. Many homes were custom or semi-custom, built one at a time rather than as identical tract houses.
What about Lake Chabot?
Lake Chabot, next door, has a longer story. The reservoir was built in 1874 and 1875 as a main water source for the East Bay, and it stayed closed to the public for 91 years. On June 18, 1966, the East Bay Regional Park District opened Lake Chabot Regional Park, after reaching an agreement with the water district that still owns the reservoir. Today the park has a marina and miles of trails, a short drive from most Bay-O-Vista streets.
What kind of homes are in Bay-O-Vista?
Expect mid-century homes, many of them ranches and split-levels, on mid-sized to larger lots that follow the slope. Attached garages, landscaped yards, and the occasional backyard pool are common. Because many homes were built individually, styles and floor plans vary more from house to house than in the flatland tracts. The views are the headline, and on a clear day some homes look across the whole Bay.
What should you look for in a Bay-O-Vista home? The hills are the point, and they come with trade-offs. Count the stairs from the street to the front door, look at how steep the driveway is, and think about how that will feel on an ordinary day, then weigh it against what you want in a home. On a sloped lot, check the drainage and any retaining walls, and read the inspection reports closely. It's also worth looking up the address on the state's fire hazard severity zone map, since the 2025 maps placed some San Leandro areas in High and Moderate zones, which can affect insurance and building rules.
What schools are near Bay-O-Vista?
Bay-O-Vista has no school up in the hills, but several are a short drive down. Jefferson Elementary School and San Leandro High School are on Bancroft Avenue, and McKinley Elementary School is on East 14th Street, all in the San Leandro Unified School District. Assumption School, a private school for kindergarten through grade 8, is on 136th Avenue. School boundaries don't follow neighborhood names, so check the district's boundary map for any address you're considering. The San Leandro page lists the public and private schools across the city.
Can you add on to a Bay-O-Vista home?
Often, yes, but plan for review. The City of San Leandro protects panoramic views in the San Leandro hills by limiting the height of new homes and additions and by asking for public input when new homes and major additions are proposed. The City's General Plan names Bay-O-Vista as one of the hillside neighborhoods these rules are meant to protect. If you're buying with a second story or a big addition in mind, check with the City's planning staff first.
What is nearby?
Lake Chabot Regional Park is the big one, with its lake, marina, and trails. Downtown San Leandro and East 14th Street are a short drive down the hill.
How do you get around from Bay-O-Vista?
Interstate 580 runs along the bottom of the hills, so most Bay-O-Vista streets are a few minutes from the freeway. Both of San Leandro's BART stations, Downtown San Leandro and Bay Fair, are a short drive away. Most day-to-day trips from the hills start with a drive down.
What should sellers in Bay-O-Vista know?
San Leandro charges its own transfer tax, 1.1% of the sale, on top of Alameda County's. Whether a sewer lateral certificate is needed depends on which agency serves the address. If a home is in a High fire hazard severity zone on the state's map, the sale also includes a routine defensible space inspection, which looks at how plants and brush are kept around the house; the Alameda County Fire Department handles these for San Leandro. My San Leandro home selling page explains the steps.
What draws buyers to Bay-O-Vista?
Buyers who look at Bay-O-Vista are usually drawn to its Bay views, its larger lots and custom homes, its winding hillside streets, and having Lake Chabot's trails right next door.
Why do homeowners sell in Bay-O-Vista?
Homeowners move on for all kinds of reasons including (but not limited to): upsizing to a second or third home, divorce, relocating for work, or the passing of a family member.
