Assumption Parish Single Family Home Prices
Sales through September 30, 2026
Few sales, weak data. Assumption Parish had only 24 single-family sales in the last 12 months. Too little data means the numbers are weak, and weak numbers can misrepresent the market: one or two homes can swing every chart on this page. Read them as a rough guide, not a firm picture.

These numbers count single-family homes only. Condos, townhouses and attached homes are left out. They are the single-family homes that closed in Assumption Parish, from the MLS. A neighborhood this size can swing from one quarter to the next on a handful of sales, so these show where the market has been, not what your home will sell for. When doing neighborhood stats, it is imperative to use the correct boundaries, as overlapping into adjacent neighborhoods may skew results. Living in Assumption Parish
What it is like on the ground in Assumption Parish: getting around, errands, nature and schools, from Local Logic.
How did the neighborhood get its name?
Assumption Parish takes its name from the local parish that has long served the area, and the name is simply how the neighborhood is known locally.
When were the homes in Assumption Parish built?
Most of the homes date from the late 1940s and the 1950s, when much of San Leandro was built. The City of San Leandro's General Plan notes that buildings from 1940 to 1960 make up about half of the city's housing stock, and that its postwar subdivisions have matured into comfortable, established neighborhoods. Assumption Parish is one of the clearest examples: block after block of homes from the same era, now with seventy-plus years of mature trees and landscaping around them.
The City's plan also points out that homes of this age are old enough to count as potentially historic under state and federal rules, though few would ever be designated as landmarks. For a buyer, that mostly means the homes are older than they look, and deserve the same careful look as any other older house.
What kind of homes are in Assumption Parish?
The typical Assumption Parish home is a single-story ranch, with everything on one level and a front yard and backyard. Local sources describe the homes as mostly well kept, and single-level living, with no stairs inside, is the main draw.
What should you look for in an Assumption Parish home? Over seventy years, many of these homes have been added onto, and garages have sometimes been turned into living space. Ask which work had permits, because unpermitted additions and garage conversions turn up often in homes of this age, and they can affect value and future plans. Electrical panels and wiring in older homes may not have been updated, or fully updated, so ask what has been done. And read the inspection reports closely, as with any older home.
What schools are in Assumption Parish?
Assumption School, a private school for kindergarten through grade 8 on 136th Avenue, shares the neighborhood's name. San Leandro High School, on Bancroft Avenue, is in the neighborhood too, and Jefferson Elementary School on Bancroft Avenue and McKinley Elementary School on East 14th Street are close by. The public schools are part of the San Leandro Unified School District. School boundaries don't follow neighborhood names, so check the district's boundary map for any address you're considering. The San Leandro page lists the public and private schools across the city.
What is nearby?
East 14th Street runs along the neighborhood's western edge, with shops, restaurants, and services, and downtown San Leandro is a short drive north. Lake Chabot Regional Park, with its lake, marina, and trails, is a short drive east into the hills, past Interstate 580. San Leandro's shoreline parks, including Marina Park and the Bay Trail, are on the far side of town.
How do you get around from Assumption Parish?
Interstate 580 runs right along the neighborhood's east side, and Interstate 880 is across town to the west. AC Transit buses run along East 14th Street, and both of San Leandro's BART stations, Downtown San Leandro and Bay Fair, are a short drive away.
What should sellers in Assumption Parish know?
The City of San Leandro does not require a sewer lateral certificate at sale for the properties it serves. Parts of San Leandro are served by the Oro Loma Sanitary District instead, and since August 1, 2026 every property sold in that district needs a sewer lateral compliance certificate before title transfers. The district's map shows whether a given address is in it. San Leandro also has its own transfer tax, 1.1% of the sale, on top of Alameda County's. My San Leandro home selling page explains the steps.
What draws buyers to Assumption Parish?
Buyers who look at Assumption Parish are usually drawn to its single-story ranch homes, its mature trees, and its quick access to Interstate 580, East 14th Street, and downtown San Leandro.
Why do homeowners sell in Assumption Parish?
Homeowners move on for all kinds of reasons including (but not limited to): upsizing to a second or third home, divorce, relocating for work, or the passing of a family member.
