These numbers count single-family homes only. Condos, townhouses and attached homes are left out. They are the single-family homes that closed in Millsmont, from the MLS. A neighborhood this size can swing from one quarter to the next on a handful of sales, so these show where the market has been, not what your home will sell for. When doing neighborhood stats, it is imperative to use the correct boundaries, as overlapping into adjacent neighborhoods may skew results. Living in Millsmont

What it is like on the ground in Millsmont: getting around, errands, nature and schools, from Local Logic.

How did Millsmont grow up?

Around the turn of the twentieth century, Millsmont was almost a resort community. The area was heavily wooded, and people bought land there to get away from the faster pace of San Francisco on the weekends. Four standard plans were used to build small one-bedroom homes on the lots. After the 1906 earthquake, many owners moved onto their Millsmont properties full time and built additions, and the neighborhood gradually changed.

What kind of homes are in Millsmont?

Millsmont is mostly craftsman-style bungalows and Spanish-style homes. A large share were built between 1920 and 1940, with the rest built after. There's almost no new construction left in the neighborhood now, aside from the occasional extensive remodel of an existing home.

What goes wrong in an older Millsmont home? Because of the hilly landscape and the age of the housing stock, drainage and foundation issues turn up in some homes here. It's worth having someone check for them before you write an offer, not after.

Do Millsmont homes have parking? A lot of the older homes don't have a garage or even off-street parking, and the streets here can be tight. If you find a Millsmont home with a garage or a driveway, that's worth something.

What schools are in or near Millsmont?

The closest public schools are Burckhalter Elementary School on Burckhalter Avenue and Markham Elementary School on Krause Avenue, both for kindergarten through grade 5, and Frick United Academy of Language, a middle school on 64th Avenue, all in the Oakland Unified School District. Oakland Unity High School, a public charter, is on Brann Street. On Northeastern University's Oakland campus next door are two private schools, the Mills College Children's School and the Julia Morgan School for Girls. School boundaries don't follow neighborhood names, so check the district's boundary map for any address you're considering. The Oakland page lists the public and private schools across the city.

What draws buyers to Millsmont?

Buyers who search Millsmont are usually after two things at once: old-house charm and a real Bay view. Tanja calls it a great place to get Bay views at a more attainable price point.

How do you get around from Millsmont?

Interstate 580 runs along Millsmont's eastern side, and MacArthur Boulevard borders it on the west. The Coliseum BART station is a little under two miles away.

What should sellers in Millsmont know?

A view and a garage both add value here, and many of the older homes don't have off-street parking, so comparable sales have to match on both. Oakland's own steps apply too: the City's transfer tax, charged in tiers on the whole price, plus Alameda County's own transfer tax, and a sewer lateral compliance certificate or time extension certificate before escrow closes. Who brings the lateral into compliance, the seller or the buyer, is negotiated. My page on selling your home in Oakland covers the details.

Why do homeowners sell in Millsmont?

Homeowners move on for all kinds of reasons including (but not limited to): upsizing to a second or third home, divorce, relocating for work, or the passing of a family member.
