In Berkeley California, at the time of this video, we have 108 total homes that are active for sale, 51 are under contract, and 48 sold last month. It’s a Seller’s Market and most properties are moving at a great pace. Last month, Single-Family Homes sold for an average of $1,887,475 (one million, four hundred thirty-five thousand, six hundred and ninety-two dollars). The actual range was $920,000 to $5,400,000 and it took an average of 14 days to sell. Comparing March 2025 to March 2024, average sold price for single-family homes was up 7.4%. 2025 Year-to-date median sold price for single-family homes is up 0.8% compared to the prior year.
In Oakland California, we have 743 total homes that are active for sale, 205 are under contract, and 216 sold last month. For Oakland, this is more on the border of where a Seller’s Market and Balancing Market meet. Last month… Single-Family Homes sold for an average of $1,101,361 (nine hundred ninety six thousand, four hundred and seventy six dollars). The actual range was $240,000 to $3,650,000 and it took an average of 22 days to sell. Comparing March 2025 to March 2024, average sold price for single-family homes was down 2.9%. 2025 Year-to-date median sold price for single-family homes is up 14% compared to the prior year.
Keep in mind that these are city averages, and it erases the nuance of the market because it average out all the variables… like location, condition, skill of the agent, how many and what kind of house is being sold, and more.
