The Home Buying Process, Step by Step
Buying a home moves through six stages, from money to moving:
- Financing. Get pre-approved, or better yet pre-underwritten, so you know your real budget and sellers take your offer seriously. I can suggest lenders and walk you through what to expect.
- Home search. Search online, see homes in person, and adjust your priorities as you learn what's out there.
- Contract. When you find the one, we write an offer together: the price, the terms, and the strategy behind both.
- Negotiation. Price, terms, and strategy again, this time with the seller's response in hand.
- Inspection. Home and pest inspections, plus local ones like the sewer lateral and, in Oakland, the sidewalk. Then we negotiate anything the inspections turn up.
- Closing. The appraisal, final underwriting, your closing disclosure, funding, recording with the county, and then the keys.

How Much Home Can You Actually Afford?
Your lender sets the loan amount, but the full cost of buying is more than the down payment. Plan for these:
- Down payment. How much you put down to get your loan. You'll settle this with your lender during pre-approval.
- Earnest money deposit. It shows the seller you're serious. It's collected soon after your offer is accepted, held in escrow, and goes toward your purchase, so think of it as part of your down payment. If you cancel for a reason the contract allows, such as an inspection issue, it comes back to you. If you cancel for a reason the contract doesn't allow, you can lose it.
- Inspections. Paid directly to the inspector at the time of the inspection. The cost depends on the company and the size of the home.
- Appraisal. Your lender orders it. Depending on the lender and the loan, it's paid up front or rolled into closing costs.
- Closing costs. Title and escrow fees, loan fees, property taxes, insurance, recording fees, and more. Your lender gives you an estimate early, so nothing is a surprise.
- City transfer tax. Not every city has one. Where a city does, it's customarily split 50/50 between buyer and seller.
You'll also need home insurance before you close. If the home is in a high fire zone, start shopping for it early.
Mistakes That Can Cost You the House
Once you're in contract and getting a loan, your lender will check your finances again before closing. Any of these can put your loan, and the house, at risk:
- Changing jobs, becoming self-employed, or quitting
- Buying a car, truck, van, or motorcycle
- Using credit cards more than normal, or applying for new credit
- Missing a bill payment
- Spending money you set aside for closing
- Leaving debts off your loan application
- Buying furniture before you close
- Making large or cash deposits without checking with your loan officer first
- Changing bank accounts
- Co-signing a loan for anyone
When in doubt, ask your loan officer before you do it, not after.
Title and Escrow, Explained
Most people don't know what title is or how it protects them as a buyer. "Title" refers to a title insurance policy you buy as the buyer, plus a second policy for your lender (a cash purchase doesn't need the second one). The title company researches the property and insures you against problems such as errors in public records, unknown liens, illegal deeds, missing heirs, judgments, unpaid taxes and levies, easements, and assessments. If one of these shows up after you close, you have insurance to help resolve it.
"Escrow" is the neutral third party that handles the money, the documents, and the closing tasks laid out in your purchase agreement. Escrow works out who owes what and who is owed what, pays everyone at closing, and records the change in ownership with the county.
Write Down Your Why
Before you tour a single home, finish these sentences. They'll keep you focused when the search gets busy:
- I want to buy a house because…
- Buying a house would make me feel…
- My goals in buying a home are…
- It's important that my REALTOR®…

Frequently Asked Questions
What's the difference between pre-approval and pre-underwriting?
A pre-approval is the lender's first look at your finances. Pre-underwriting goes further: an underwriter reviews your documents up front, so your offer is closer to a sure thing and sellers treat it that way.
Do I get my earnest money back if I cancel?
If you cancel for a reason your contract allows, such as an inspection issue, the deposit comes back to you. If you cancel for a reason the contract doesn't allow, you can lose it.
