Today’s buyers need data. Local data. Not national headlines. Not what your cousin heard. Your specific neighborhood, your specific price point, what’s actually selling, what’s sitting. That’s where smart moves come from.
You also need negotiation tactics. In today’s market, how you present yourself matters. Your loan status matters. Your flexibility matters. Can you close fast? Will you do inspections or waive them? Do you have proof of funds? Buyers who understand this win against buyers who don’t.
And refinancing. This is the big one your parents didn’t have to think about. You might buy at today’s rates, but if rates drop later, you refinance, and your payment gets better. Your parents didn’t have that option. You do. So the strategy isn’t wait for the perfect rate. It’s buy smart now and position yourself to refinance later.
It’s not about waiting for the perfect time. It’s about understanding the right time for you with today’s rules, not yesterday’s.
