A Crash is coming! Rates are spiking! That’s what the Headlines are screaming~ and suddenly everyone’s frozen like it’s 2008 all over again. Guess what, the sky is not falling! Let’s talk about what’s really happening right now.

So, what’s the real truth you’re not hearing about 2025 housing?
Prices remain up in some markets, softening in others, and yes- dipping in some markets too.
But a “Dip” isn’t a crash.
After years of double-digit appreciation, we’re finally returning to a healthier pace. Let’s break it down with data: Nationally, home prices are still up 3.9% year-over-year. That’s down from a year ago but guess what? It’s still growth.
Over the last 5 years, prices increased by over a whopping 57%. This current market isn’t broken, it’s balancing. We won’t crash because we don’t have excess inventory. In fact, compared to pre-pandemic norms, we’re still 16% BELOW typical supply levels. But yet, sellers and buyers are still hesitant and frozen in fear.
A recent survey showed 70% of Americans fear a housing crash and guess what that fear causes, inaction. One in four buyers have paused their plans. One in eight sellers are on hold. And, the mortgage rates– well that is the ongoing roller coaster. Spring gave us a little breather. Then summer came in swinging with uncertainty, and rates jumped with tariff talks and no movement by the Federal Reserve.
But, GOOD NEWS, it’s not all doom and gloom! Experts predict rates will moderate to the low-to-mid 6% range by Q4 2025. Meaning, Fall should create more movement.
Listen, 2025 is not the year that the market crashed.
