Overpricing is the new underperforming. Overpricing your home in today’s market is one of the fastest ways to kill your momentum, your equity, and your home sale credibility. Every day, I see homes sit and die on the market. Why? Because someone thought their home was worth more than the market said it was. 

Today’s buyers are savvy with online housing platforms. They know when a price is wishful thinking, not market reality. Overpricing is not a strategy; it’s a deal killer. 

Moreover, buyers are out shopping their price range, house specifications, and neighborhoods… they *absolutely* know when a price is too high. A conversation with their Realtor will confirm it if there was any doubt! And believe me, NO ONE–  is going to pay you more for your house just because you put a high price on it.

Sellers, don’t think you’re leaving room to negotiate. Days on market matter, the longer it sits, the more stale it gets. And then you start chasing the market down to get your price. This can put you in a position to negotiate from weakness.
