In Berkeley California, at the time of this video, we have 78 total homes that are active for sale, 28 are under contract, and 22 sold last month. Last month, Single-Family Homes sold for an average of $1,619,047 (one million, four hundred thirty-five thousand, six hundred and ninety-two dollars). The actual range was $575,000 to $3,205,000 and it took an average of 30 days to sell. Comparing January 2026 to January 2025, average sold price for single-family homes was up 7.1%. 2026 Year-to-date median sold price for single-family homes is down 4.6% compared to the same time period last year.
In Oakland California, we have 429 total homes that are active for sale, 195 are under contract, and 128 sold last month. Last month… Single-Family Homes sold for an average of $841,173 (nine hundred ninety six thousand, four hundred and seventy six dollars). The actual range was $160,000 to $2,650,000 and it took an average of 48 days to sell. Comparing January 2026 to January 2025, average sold price for single-family homes was down 5.8%. 2026 Year-to-date median sold price for single-family homes is down 4.4% compared to the same time period last year.
Keep in mind that these are city averages, and it erases the nuance of the market because it average out all the variables… like location, condition, skill of the agent, how many and what kind of home is being sold, and more.
