Market Shift Alert: 3 Trends You Can't Afford to Ignore
Homeowners and future buyers, here are the housing trends worth watching.
Hi, I'm Tanja Odzak, Realtor with eXp Realty, helping people sell and buy homes right here in the East Bay for the last 10 years.
First, supply. Good news for buyers, there were more homes on the market. Nationally, active listings jumped from roughly 665,000 the year before to about 848,000, a 27.5% increase in inventory year over year.
Next, prices. Still rising, but at a slower, healthier pace. The national median home price moved from $383,800 to $398,400, a 3.8% increase, a sign the market was stabilizing, good news for both buyers and sellers.
Finally, time on market. With inventory growing, homes were sitting longer, giving buyers more time to decide. Average days on market rose from 61 to 66 days year over year, an 8.2% increase.
I'm Tanja Odzak, and I've sold over $100 million worth of homes with a decade of experience in the East Bay. That's the national picture, if you want to know what's happening in your specific neighborhood and whether buying or selling makes sense for you right now, let's talk.
