Home Selling: How Much Is Your Home Worth?
There are a lot of opinions out there about what your home is worth, and in a strong seller's market, everyone has an answer. How do you know who to actually trust?
Hi, I'm Tanja Odzak, Realtor with eXp Realty, helping people sell and buy homes right here in the East Bay for the last 10 years.
Value comes down to size, condition, location, and marketing. You can't compare a 2,000 square foot home to a 4,000 square foot one, and with limited inventory, comparables sometimes need to include homes 200 to 400 square feet larger or smaller, the way an appraiser would look at it. Condition has less to do with age and more with upkeep, landscaping, and updates. Location factors in traffic, proximity to freeways or power lines, schools, and amenities.
Marketing is where I see agents struggle most, and where the difference is biggest. Big-box websites don't do the work for you, especially when MLS syndication glitches happen, which they do. Not every home in a hot market moves like it's hot, particularly the East Bay's many century-old homes that don't fit a standard mold.
I'm Tanja Odzak, and I've sold over $100 million worth of homes with a decade of experience in the East Bay. Getting a real number from someone with a genuine track record shapes every decision you make from here. Let's talk about your home specifically.
