Home Buying Process: Pre-Approval vs. Pre-Qualification vs. Pre-Underwritten

Why does it matter to be pre-approved rather than just pre-qualified for a home loan? Getting this wrong can cost you thousands.

Hi, I'm Tanja Odzak, Realtor with eXp Realty, helping people sell and buy homes right here in the East Bay for the last 10 years.

A pre-qualification is just an initial conversation about your finances with a loan officer, nothing verified. It's fast because it's not thorough, and honestly, no listing agent takes an offer backed only by a pre-qualification seriously.

A pre-approval means you've actually provided documentation, and the lender tells you your real price range, the best loan product for you, and a real sense of your rate. Better still is pre-underwritten status, where your file goes to the underwriter, the person making the final call, with everything reviewed except the home itself and the appraisal. Not every lender offers this, but it's the strongest position to be in for a competitive offer.

Going through the full approval process, employment verification, taxes, assets, credit, bank statements, protects you from losing your deposit or the money spent on inspections and appraisal if something falls apart late.

I'm Tanja Odzak, and I've sold over $100 million worth of homes with a decade of experience in the East Bay. Let's walk through the safest, most strategic path to get you there, at no cost to you, the seller covers our fee.
