Working With Your Realtor, Attorney and Mediator When Selling in a Divorce
What does a Realtor do in a divorce home sale?
Tanja Odzak is a Realtor with eXp Realty. She is not an attorney, a mediator, or an accountant, and it is important to know where her help ends.
What a Realtor can help with: what your home is likely to sell for, what to do before listing, how the process and timeline work, what offers mean, and what the contract dates are.
What can a Realtor not help with?
How the proceeds are divided, what a sale means for support, what it means for taxes, or any question about your legal rights. Those belong with your own attorney and tax professional.
Where do a Realtor and an attorney work together?
On the calendar. Your attorney or mediator may have dates they need to meet, and I can tell you how a sale could fit around them. If they have questions about the selling process, I am glad to answer them directly, with your permission.
What should you ask your attorney early?
Bring a short list of questions before the home is listed. For example:
- How should the sale be handled, and who has to agree to it?
- Who signs, and does anything need approval before the home is listed or an offer is accepted?
- Where does the money go at closing?
Those answers are theirs to give. The more your Realtor and your attorney coordinate, the fewer surprises there are for you.
