Oakland & Berkeley Real Estate Market Update: November 2026

Hey, Oakland & Berkeley! It's time for your MARKET UPDATE! We are heading into the holiday market, and here are the latest stats that you need to know!

In Oakland California, we have 521 total homes that are active for sale, 225 are under contract, and 250 sold last month. Last month, Single-Family Homes sold for an average of $1,199,923. The actual range was $245,000 to $4,321,000 and it took an average of 25 days to sell. Comparing October 2026 to October 2025, average sold price for single-family homes was up 13.4%. 2026 Year-to-date median sold price for single-family homes is up 2.1% compared to the same time period last year.

In Berkeley California, at the time of this video, we have 66 total homes that are active for sale, 58 are under contract, and 62 sold last month. Last month, Single-Family Homes sold for an average of $2,202,590. The actual range was $650,000 to $5,525,000 and it took an average of 16 days to sell. Comparing October 2026 to October 2025, average sold price for single-family homes was up 19.8%. 2026 Year-to-date median sold price for single-family homes is up 7.8% compared to the same time period last year.

One thing to remember: these are city-wide averages. They blend every location, condition, price point and marketing job into a single number, so one home can sell well above or below it. Watching the median price over several months is the better way to see whether Oakland and Berkeley are appreciating or softening.
