Is There a Right Time to Buy a Home?

As a buyer, wondering when the right time to buy real estate is? Timing can make a real difference, here's how to think about it.

Hi, I'm Tanja Odzak, Realtor with eXp Realty, helping people sell and buy homes right here in the East Bay for the last 10 years.

Timing the market is tricky. Waiting for prices to drop or rates to fall can seem smart, but real estate is a long-term investment, prices and rates fluctuate, but property values generally rise over time. Waiting doesn't always save money in the long run.

Your financial readiness matters more than market timing: stable income, a good credit score, and enough savings for a down payment and closing costs. Rates, while not as low as recent years, are still manageable historically, and you can always refinance later if they drop. The right time to buy is often simply when you can comfortably afford the payment at today's rate.

Available inventory in your target area matters too, a good selection means it's a strong time to act, while low inventory may mean more patience is needed. And finally, ask why you're buying, a place to call home and build equity, or an investment, if the reasons align with your actual goals, it's likely the right time regardless of what headlines say.

I'm Tanja Odzak, and I've sold over $100 million worth of homes with a decade of experience in the East Bay. The right time to buy is when you're financially and personally ready, with clear goals. Let's talk about where you stand.
