Applying for a mortgage? Here's what to avoid once you do.

Don't deposit large sums of money without first talking to your lender about how to document it, lenders need to source your funds, and cash is hard to trace on paper. Don't make large purchases like furniture or appliances, it can push your debt-to-income ratio too high and disqualify you. Don't co-sign a loan for anyone else, even if you're not making the payments, it counts against you.

Don't apply for new credit, a card or a car loan can ding your FICO score right when it matters most. Don't close any accounts either, lenders like to see the length and depth of your credit history intact. Do keep your lender updated on any changes to your income or employment.
