Oakland - Berkeley East Bay Real Estate Market Update January 2023

HEY EAST BAY!  Happy New Year!

As we enter the New Year, I want to break down what’s happening in the Oakland / Berkeley East Bay real estate market so that you can make the best decision on probably one of your largest assets, which of course, is your home. 

Hi, I’m Tanja Odzak, Our East Bay Home brokered by eXp Realty… and I sell homes in Oakland, Berkeley, and the East Bay on both sides of the tunnel. 

Let’s take a look at what’s happening in Berkeley CA. Is it a good time to sell or buy? In Berkeley, we currently at the time of this video have 17 single family homes that are active for sale, 25 are currently under contract, and 26 single family homes sold over the past 30 days. Looking at what happened in December … Single Family Homes sold for an approx. average of $1,500,000 (one million, five hundred and four thousand dollars), this average was down… about 3.6% change.. from November to December. If we compare Dec 2022 to Dec 2021, Average sold price was down by 14.5%.  In December single family homes sold for an average of 8% over list and it took an average of 33 days to sell.  

You also may be asking, is it a good time to sell or buy in Oakland California. In Oakland, we have 238 single family homes that are active for sale, 120 are currently under contract, and 127 single family homes sold over the past 30 days. Looking at what happened in December… Single Family Homes sold for an approx. average of $1,042,000 (one million, two hundred and fourty four thousand dollars), this average was down 10.9% from November to December. If we compare Dec 2022 to Dec 2021, Average sold price was down by 5.4%.  In December single family homes sold for an average of 4% over list and it took an average of 40 days to sell.  

You can see, with the changing market, it is no surprise that homes are staying on the market longer.
