The “Big Why” on Pricing Your Home Right

Sellers, do you know your big “why” and how it is important when pricing your home?

Simply put, if you have overpriced your home, you may be losing thousands of dollars upfront. As trusted real estate professionals I know why pricing a house right from the start matters, but many homeowners may not understand this strategy. 

So, why do the following strategies help sell your home, possibly receive multiple offers and get the most money possible on your investment. Let me show you why! 

Price your home below market. 

Yes, I know this is scary, but pricing your home slightly below market will generate multiple showings in the first couple of days on the market. This will ideally drive the multiple offer scenario and create demand for your property, and most likely an offer above list price. Typically, even just 5% below market value will tempt buyers to take a look at your property. It’s also the custom here in the East Bay, and how much below market value varies from city to city.

Set a Deadline for Offers 

Putting a deadline on offers, will help buyers who are procrastinating or stalling. This strategy will help increase showings as buyers know they have only a certain amount of time to see the property and write an offer. 

Fuel Buyer’s Interest with your Marketing 

Hiring a real estate professional that has a marketing plan to spark interest in your property is key. Make sure your agent is up to date with the latest marketing channels to showcase your home. Just doing the old school way of marketing will not spark the curiosity you need to drive multiple offers and multiple showings. 

Finally, make sure the real estate professional you hire is an expert in the area. 

Why is this important? Being an expert in the area means they’ll know current pricing, days on market, inventory levels and most of all the community.
