To Stage or not To Stage?

Did you know that staging your home can make a big difference when you sell? So what exactly is staging, is it worth it and how can it put more money in your pocket?

Let’s start with the basics of staging. Staging is the process of arranging and decorating your house to showcase its best features. Think of it as setting the stage for buyers to fall in love at first sight! Staging can be as simple as decluttering and sprucing up, or as detailed as hiring professionals to completely transform the space. 

Studies show staged homes sell 76% faster than homes that are unstaged and often for more money. That’s because staging helps buyers see the full potential of your space. It creates a connection and makes them feel like, ‘Yes, I could live here!’ And in a competitive market, that could be key. 

Usually, there are two staging choices for a seller to decide on. In the industry we like to call them, agent-guided staging and professional staging. With agent-guided staging, we’ll work together to declutter, depersonalize, and rearrange your furniture to make the space shine! 

For professional staging, we can bring in the pros for a more polished look. They’ll handle everything, from furniture rentals to décor that fits your home’s vibe. It’s a bigger investment but typically has a bigger impact, especially for vacant homes or unique layouts.

So, does it make financial sense and is it worth it? 

Consider that a professional home staging can bring in an 8-10% return on the investment and that a staged home on the market increases the sale price of the home anywhere from 1-10% on average. Those are some great stats! That doesn’t mean you should throw budget or quality out the window either, so choosing the most expensive or the cheapest stager is not automatically the right choice. There are different levels of staging. Also, home sellers can opt for a full stage or a partial stage.  It’s just like with home upgrades, there is a sweet spot with staging in terms of how much, price and design quality. *by the way… this is something that I help my sellers with*

Choosing the right staging option depends on key factors like what’s going on in the market, your home’s condition, what makes sense for the home, and your budget. Keep in mind, staging isn’t one-size-fits-all, but when done right, it can make your home unforgettable to buyers. Whether we go all-in with professional staging or keep it simple, the goal is the same:  to sell your home faster and for the best possible price.
