Timelines When Selling

One of the biggest complaints I hear from homeowners is how their agent never really explained the timing and the process of selling a home. This is something I spend a great deal of time on because it can make or break a sale. I want to educate my clients on exactly what’s going to happen next so they aren’t surprised and it makes for a much smoother experience for everyone.

After we meet and you decide to hire me, we’ll sign a listing agreement and get straight to work!

First thing we need to do is get the home ready for sale, because you want to make sure your home is in “show-ready” condition before you go on the market. We’ll set a time for me to come over and help you assess your property. I will make recommendations on what upgrades you need to do to get the maximum return on your investment. I’ll also set up a consultation with a stager who will give options on how to best enhance your house’s appearance. The stager’s job is to make your home look beautiful, neutral, and be in alignment with the current trends in interior design. This part is not always comfortable, but it IS necessary. Staging not only helps you get top dollar for your home, but will absolutely impact how quickly your home will sell. While we are getting your home market ready, I’ll also schedule the inspections and go over the seller disclosures with you so that we have these available for interested buyers once your home is on the market. This step is crucial because making a small investment in inspections upfront, and giving Buyers a clear picture of the home’s condition, can force 

buyers to compete and waive any repair negotiations

When the home is in show-ready condition, I’ll schedule my professional photographer and videographer to come to your home to memorialize all the unique features of your home. When photos and the video are done, I get to work on all the back-end digital marketing so I can expose your home to tens of thousands of potential buyers. This is one of the most important parts of getting you the most amount of money for your home. 

Unlike most agents, I don’t just put up a sign in your yard, stick it on the MLS, and start praying… It’s much more detailed than that. By posting a home to the MLS, it automatically goes to the big box websites like Zillow, Realtor.com and Redfin and those sites may total 3,000 – 6,000 views. That is what most agents call marketing and they didn’t even do it! They also post it to their social media pages and get maybe 25 – 50 views from their friends and family. 

By comparison, my very strategic and comprehensive digital marketing strategy gets your home between 50,000 and 100,000 views on social media from potential buyers. My strategy is like no other, and less than 1% of Realtors ACROSS THE NATION know how to do this! Believe it or not, the vast majority of realtors don’t really have a grasp of what proper marketing is.

Once your home is on the market, you can expect buyers to start coming to see it. Both the condition of the home and the market climate will determine how long it will take for your home to sell.
