Let’s take a look at what’s happening in Berkeley CA. Is it a good time to sell or buy? In Berkeley, we currently at the time of this video have 39 single family homes that are active for sale, 19 are currently under contract, and 22 single family homes sold over the past 30 days. Looking at what happened in January … Single Family Homes sold for an approx. average of $1,448,000 (one million, five hundred and four thousand dollars). If we compare Jan 2023 with Jan 2022, Average sold price was down by 23.9%. In January the average sold price for single family homes was right around the average list price. and it took an average of 40 days to sell.
You also may be asking, is it a good time to sell or buy in Oakland California. In Oakland, we have 274 single family homes that are active for sale, 126 are currently under contract, and 84 single family homes sold over the past 30 days. Looking at what happened in January… Single Family Homes sold for an approx. average of $1,031,000 (one million, two hundred and fourty four thousand dollars). If we compare Jan 2023 with Jan 2022, Average sold price was down by 3.8%. In January single family homes sold for an average of 7% over list and it took an average of 40 days to sell.
Keep in mind that these are just averages, but as you can see, the market has changed, and homes are taking longer to sell. However, there are whiffs that it is perking up and a bit of competition is returning to the scene.
