Hey Oakland & Berkeley! Good news, the market is normalizing, but we are still seeing lower than average inventory. We are seeing homes sell more quickly and the buyers are more active. Also as we move into the warmer months of Spring, we will begin to see increased activity in the market. Let’s take a look at what’s happening in Berkeley CA. Is it a good time to sell or buy? In Berkeley, we currently at the time of this video have 50 single family homes that are active for sale, 35 are currently under contract, and 37 single family homes sold over the past 30 days. Looking at what happened in April … Single Family Homes sold for an average of $1,769,000 (one million, five hundred and four thousand dollars). The actual range was 695,000 to 3,625,000. In April the average sold price for single family homes was up 1.7% from the previous month and it took an average of 16 days to sell.
You also may be asking, is it a good time to sell or buy in Oakland California. In Oakland, we have 266 single family homes that are active for sale, 186 are currently under contract, and 189 single family homes sold over the past 30 days. Looking at what happened in April… Single Family Homes sold for an average of $1,215,000 (one million, two hundred and fourty four thousand dollars). The actual range was 250,000 to 5,000,000. In April the average sold price for a single family homes was up 8% over the previous month and it took an average of 29 days to sell.
Keep in mind that these are averages across the whole city, these all vary depending on location, condition, type of home, and more. AND the market has changed, but competition is back on the scene.
