Selling a home can be stressful and overwhelming, especially if this is your first time going through the process. That is why it is so important to have a great listing agent by your side. 

True to the name, a listing agent is going to work for you. They are ethically obligated to work in your best interest through vetting offers, negotiations, repair requests and all the challenges that can come with a real estate transaction. But more importantly before they get you to the escrow process, a great listing agent is going to help you price your home right before going on the market!

According to real estate website Keeping Current Matters, 58% of agents indicate sellers have the most trouble setting the right price for their home. In other words, if the price ain’t compelling, it ain’t selling!!

Pricing your home right is the number one thing a seller must do in today’s

market. According to Lawrence Yun, chief economist with National Association

of Realtors, homes priced right are selling very quickly but homes priced too high

are deterring prospective buyers. They end up sitting on the market longer and creating price adjustments. In the East Bay, there is a lot of *intentional* underpricing, but you can underprice too high… effectively, resulting in an overpriced home.  Pricing your home incorrectly for your city will give you lost value, decreased selling power and deter potential buyers because they think you want too much for the home.

This is why it is so important to get your price right the first time around. As a seller you don’t want to have multiple price improvements, not only is it super frustrating… but in real estate, you want to hit the ground running to facilitate a smooth sale. Coming out the gates incorrectly sends the wrong message to buyers and can handicap your sale. I see this over, and over, and over!

Bottomline: It is so crucial to have a great listing agent that will research current

market conditions, look at pricing trends, know your motivation and timeline to

sell, and price your home right to get you the most money on your investment.
