Are you a FIRST TIME HOME SELLER that’s just decided to put your home on the market, and the overwhelm is setting in and you’re asking yourself “Where do I start?”. Here are a few things to follow to get your home sold faster and for more money. Hi, I’m Tanja Odzak, Our East Bay Home brokered by eXp Realty, and I’ve helped so many sellers in the Oakland / Berkeley / East Bay Area to sell their homes and I understand the overwhelm. I know that by having a plan to follow, you can better prepare your home for all those house hunters!
The first thing you need to know is that there are 4 things that get your house sold – marketing, negotiation, condition and location! Let’s talk about condition and how to make your house THE HOTTY on the market!
The first thing that you can do is a big one and everyone needs to do it in some manner and that is to Declutter and Deep Clean your home. This can be a long process, but the sooner you start the better. Take a really good look at each room, and pack up anything that you won’t need for the next few months. This includes any personal items including pictures. And remember, you’ve got to move the stuff anyways, so you’re getting a head start.
Next, you want to make sure that your home is spic and span clean. By decluttering and cleaning your home, it will look much bigger and brighter. Also, when a buyer sees a dirty home, they feel that the home may not have been well kept and we don’t want to give buyers any reason to look elsewhere. Help your home shine to prospective buyers by cleaning your cabinets, getting your windows washed, installing fresh lightbulbs everywhere, and making sure that those floors shine by deep cleaning the grout.
You also want to finish those little projects you started but didn’t get around to finishing and be sure to fix any plumbing leaks, make sure that structural or mechanical items are in working order… like your water heater, furnace, stove ventilation, and garage door.
If your home hasn’t had a fresh coat of paint in a while, you may want to consider painting. Although you may really like your spice orange kitchen, it may make your kitchen look like a cave to a prospective buyer. These are some great tips for the inside, I want you to think about creating a great first impression which brings me to another thing to consider – CURB APPEAL. Doing these things will help you in selling your home faster and for more money.
