5 Musts BEFORE Selling Your East Bay Home

It takes more than a fresh coat of paint, snapping a few pictures, and slapping the home on the MLS… and MAYBE throwing it up on social media to sell your home and get the maximum return on your investment. Here are 5 things that you need to do before you sell your home.

The first thing you need to think about is marketing exposure. In any kind of market, the more eyes you get on your home, the more return you will see on your home. In fact a statistic from the National Association of Realtors (NAR) is that 67% of buyers will walk through a home that they see online. I use digital marketing techniques to make sure I expose your home to San Francisco and the East Bay, and not just your neighborhood! I use targeting techniques to do this and make sure that people who are looking for homes like yours, see your home! 

Next is you want to hire someone who is really good at negotiating. Another recent report from NAR is that most agents will sell 1-2 homes per year. Since mortgage rates went up in 2022, most agents are lucky to sell anything. I’ve sold many more homes than that and being a master certified negotiation expert, I know how important being an experienced negotiator and Realtor is in the selling process to make sure you get the most amount of money from your sale. The last things to consider are price, condition, and location. 

Here’s the deal – its human nature to think your home is worth more than it really is, and you know there are Big Box Real Estate websites, where you can go online and it tells you what their inaccurate algorithm calculated your  home value to be, and that often makes expectations worse! These algorithms don’t AND CAN’T take into account things like upgrades, views, a funky floor plan, lot quality, etc. 

All five of these things can have a huge impact on how much money you walk away with from your biggest investment, your home. Everyone knows a realtor, but before you sell your home, find a real estate expert who can market your home beyond your immediate neighborhood, negotiate expertly on your behalf, and who understands the role of how price, location, and condition play in the sale of your home.
