22Dec2021 Real Estate Market Update -San Francisco, East Bay, Oakland, Berkeley, Piedmont, Lamorinda

This is your weekly market update for the San Francisco East Bay Area for Berkeley, Oakland, Lamorinda and Piedmont for the week of December 22nd 2021. So let me just start off by saying that the inventory right now is extremely low, even compared to this time last year, it is still extremely low.

  • Berkeley has 18 active single family homes for sale on the market right now. There are currently 35 pending which puts it at half a month worth of inventory. Last week, 18 were sold within a median days on market of 21. The average sold price for last week was $1. 437 million. For condos, there are 17 active on the market. Eight are pending. That is 2.1 months worth of inventory last week. Four were sold within a median days on market of 43. The average sold price for last week was $835,000.
  • Oakland, there are 157 single-family home for sale on the market. 235 are pending. That is seven tenths of a month worth of inventory. Last week, 55 were sold within a median days of market of 15 days and the average sold price was $1,051,000. For condos and townhouses, there are currently 114 for sale on the market. Right now 73 are pending. That is 1.6 months worth of inventory. Last week, 15 were sold within a median days of market of 23. The sold price was $582,000.
  • Piedmont three on the market, there’s three pending that’s exactly one month’s worth of inventory. Last week 3 were sold for an average sales price of $3,730,000
  • Lamorinda there’s 16 active single family homes for sale on the market. Right now 37 are pending that’s four tenths, not, even half a month four tenths worth of a month’s worth of inventory. Last week 7 were sold within media days on market of eight and the average sold price was $2.1 million. For condos and townhouses, there’s three on the market. Five are pending. That is six tenths of a month worth of inventory. Last week two were sold within a media days on market of 17 days and the average sold price was $829,000.
