06July2022 Real Estate Market Update-San Francisco, East Bay, Oakland, Berkeley, Piedmont, Lamorinda

This is your weekly market update for the San Francisco East Bay Area. This is for Berkeley, Oakland, Piedmont and Lamorinda for the week of  July 6th, 2022. My name is Tanja Odzak and I’m with eXp and let’s talk about real estate. So I think everybody all the buyers out there must have been listening to my video because we had an uptick in the number of homes that went pending. We also had a little bit of a drop in the number of homes that are were active on the market but not too much, but kind of first time in long time. What that means is less active homes for sale on the market, a few more pendings, so the months worth of inventory which is how we gauge the heat of the market has gone back down a little bit so and that’s also true for Oakland Berkeley and Lamorinda. 

  • Berkeley 52 active homes for sale on the market, 35 are pending, and that’s 1.5 months worth of inventory. Last week 17 were sold within a median of 13 days. Average sold price was $1,751,000 for condos, there are 20 on the market, 6 are pending, and that’s 3.3 months worth of inventory. Last week 3 were sold within a median of 18 days. Average sold price was $687,000. 
  • Oakland has 400 single family homes in the market right now, 233 are pending, and that is 1.7 months worth of inventory. So we’ve dropped 3/10. Last week 41 were sold within a median days of market of 13. Average sold price was $1,137,000. For condos, there are 175 – that’s a lot of condos for sale on the market right now. 64 are pending and that’s 2.7 months worth of inventory. Last week 16 were sold within a median days of market of 14. Average sold price was $682,000.
  • Piedmont’s always a really small town so it’s like the numbers and the data is a little small sample size. There are 22 active single family homes for sale in the market – which is a lot for this area, 8 are pending, and that’s 2.8 months of inventory. Last week 4 were sold within a median days of market of 10. Average sold price last week was $2,053,000. 
  • Lamorinda has 87 single family homes for sale on the market right now. 55 are pending, and that’s 1.6 months worth of inventory. Last week 12 were sold within a median days on the market of 7. Average sold price was $2,729,000. For condos there are 10 on the market, 20 are pending, and that is only 0.5 worth of inventory. Last week 3 were sold within a median days of market of7. Average sold price $1,260,000.
