This is your weekly market update for the San Francisco East Bay for the week of June 1st, 2022. This is Tanja Odzak with eXp Realty and let’s talk a little bit about like all the news that’s been out there lately because I do have friends sending me like articles here and there you. Do not buy into the hype because lots of times, all these articles saying there’s going to have a crash and that’s not true if you actually read the articles aside from the headlines. Headline is always just like trying to get clicks.
- Berkeley has 70 active single family homes for sale and 59 are pending so that is 1.2 months worth of inventory. Last week 17 were sold within a median of 12 days on market and the average sold price was $2,149,000. There are 19 condos on the market in Berkeley, 9 are pending that’s 2.1 months worth of inventor. Last week 3 were sold within a median of 12 days on the market for an average of $813,000.
- Oakland has 325 single family homes for sale on the market right now, 275 are pending and that is 1.2 months worth of inventory. Last week 67 were sold within a median days on market of 12 days and the average sold price was $1,225,000. There are 144 condos for sale in Oakland, 72 are pending. That is 2 months worth of inventory. Last week 17 were sold within a median days on market of 12 days. Average sold price was $817,000.
- For Piedmont, there are 17 on the market, 7 are pending and that’s exactly 1 month’s worth of inventory. Last week 6 were sold within a median of 11 days on the market. The average sold price was $2,968,000.
- For Lamorinda, 60 are on the market and 77 are pending. That’s 8/10 of a month worth of inventory. Last week 15 were sold within 7 days median on the market. Average sold price was $2,278,000.
