Our housing stock is OLD. Depending on where you’re looking, you’ll see plenty of homes built in the 1920s, 40s, 50s, and 60s. So buying here is about a lot more than the neighborhood, bedrooms, bathrooms, cute kitchen, and backyard.

And that takes time.
Old homes have issues. Shoot, new homes have issues too.
I’ve had a buyer find what looked like the perfect home, only to discover a foundation issue with an estimated $120,000 price tag.
A $30,000 electrical update is not uncommon nowadays or a $22,000 roof.
Sometimes it’s one issue. Sometimes it’s enough that you’re running away from the house you thought you loved.
Every buyer tells me, “I’m not in a hurry.” Good. You shouldn’t be.
But learning how to recognize value, condition, pricing, and what you can live with takes time. And you don’t learn all of that by scrolling listings and wandering through open houses. You have to get your feet wet.
I’m not here to rush you into buying. I’m here to train your eye so when the right home comes along, you recognize it.
