September 2022 National Real Estate Market Update Part 2: Is Purchase Demand Declining?

While there may be a slow down in the number of homes that are being sold, your home is likely worth far more than you bought it for. Sam Khater, Freddie Mac’s chief economist says, “Declines in purchase demand continue to diminish while supply remains fairly tight across most markets. The consequence is that house prices likely will continue to rise, but at a slower pace for the rest of the summer.” While home prices fluctuate over the year, just like inventory does, year over year appreciation is still up from last year. Comparing what we’ve seen so far in 2022 to this same time period last year, Oakland is up 5.7% and Berkeley is up 13.9%. Lamorinda is up 17.2% over last year! It’s worth noting that every city and neighborhood is it’s own micro-market with it’s own fluctuations.
