PLEASANT HILL, WALNUT CREEK, LAFAYETTE Real Estate Market Update

Hey Pleasant Hill, Walnut Creek and Lafayette! It’s time for your MARKET UPDATE! The market is heating up and here are the latest stats! For more info about the housing market be sure to check out my monthly real estate market series which lets you know what’s happening locally, as well as the broader national forces at play. But for now, let’s look at what’s happening right here in Pleasant Hill, Walnut Creek and Lafayette!

Hi, I’m Tanja Odzak, eXp Realty, and I help people sell and buy homes here in the East Bay.

Let’s take a look at what’s happening in Pleasant Hill CA!  At the time of this video, we have 14 single family homes that are active for sale, 19 under contract, and 17 were sold last month. Last month … Single Family Homes sold for an average of $1,263,205 (one million, two hundred sixty three thousand, two hundred five dollars).  The actual range was 860,000 to 2,175,000 and it took an average of 8 days to sell. Comparing March 2024 to 2023, average sold price is up 20.3% this year. Year to Date median sold price is up 17.9%

In Walnut Creek California, we have 47 single family homes that are active for sale, 22 are under contract, and 35 sold last month. Last month… Single Family Homes sold for an average of $1,661,814 (one million six hundred and sixty one thousand, eight hundred and fourteen dollars). The actual range was 899,000 to 2,620,000 and it took an average of 15 days to sell. Comparing March 2024 to 2023, average sold price is up 4.6% this year. Year to Date median sold price is up 4%

In Lafayette California, we have 21 single family homes that are active for sale, 22 are under contract, and 22 sold last month. Last month… Single Family Homes sold for an average of $2,407,500 (two million four hundred seven thousand, five hundred dollars). The actual range was 1,025,000 to 6,050,000 and it took an average of 14 days to sell. Comparing March 2024 to 2023, average sold price is up 21.4% this year. Year to Date median sold price is up 3.9 %

Keep in mind that these are city averages, and it erases the nuance of the market because it  averages out all the variables… like location, condition, skill of the agent, what kind of house is being sold and more.
