PLEASANT HILL, WALNUT CREEK, LAFAYETTE May 2026 Real Estate Market Update

Hey Pleasant Hill, Walnut Creek, and Lafayette! It’s time for your MARKET UPDATE! We are in the full Spring Market, so  Home Sellers and Home Buyers, listen on! Here are the latest stats that you need to know.

Hi, I’m Tanja Odzak, Realtor with eXp Realty, helping people sell and buy homes right here in the East Bay for the last 10 years! 

In Pleasant Hill, CA, At the time of this video, we have 39 total homes that are active for sale, 29 are under contract, and 31 sold last month. Last month … Single-Family Homes sold for an average of $1,035,750 (one million, four hundred thirty five thousand, six hundred and ninety two dollars). The actual range was $641,000 to $1,520,000 and it took an average of 20 days to sell. Comparing April 2026 to April 2025, average sold price for single-family homes was down 7.9%. 2026 Year-to-date median sold price for single-family homes is down 11.3% compared to the same time period last year.

In Walnut Creek, California, we have 294 total homes that are active for sale, 108 are under contract, and 103 sold last month. Last month… Single-Family Homes sold for an average of $1,706,406 (nine hundred ninety six thousand, four hundred and seventy six dollars). The actual range was $675,000 to $2,800,000 and it took an average of 13 days to sell. Comparing April 2026 to April 2025, average sold price for single-family homes was down 2.3%. 2026 Year-to-date median sold price for single-family homes is down 3.1% compared to the same time period last year.

In Lafayette California, we have 78 total homes that are active for sale, 28 are under contract, and 26 sold last month. Last month… Single-Family Homes sold for an average of $1,951,326 (nine hundred ninety six thousand four hundred and seventy six dollars). The actual range was $955,000 to $4,200,000 and it took an average of 15 days to sell. Comparing April 2026 to April 2025, average sold price for single-family homes was down 41.6%. 2026 Year-to-date median sold price for single-family homes is up 1.8% compared to the same time period last year.

Keep in mind that these are city averages, so all the variables are averaged out… like location, condition, marketing, skill of the agent, how many and what kind of house is being sold and more. Median price over time shows whether the local market is appreciating (getting more expensive) or softening (getting less expensive).
