Hey Pleasant Hill, Walnut Creek, and Lafayette! It’s time for your MARKET UPDATE! We are about to enter the Summer Market, so  Home Sellers and Home Buyers, listen on! Here are the latest stats that you need to know.

Hi, I’m Tanja Odzak, Realtor with eXp Realty, helping people sell and buy homes right here in the East Bay for the last 10 years! 

In Pleasant Hill, CA, At the time of this video, we have 53 total homes that are active for sale, 26 are under contract, and 37 sold last month. Last month … Single-Family Homes sold for an average of $1,169,919 (one million, four hundred thirty five thousand, six hundred and ninety two dollars). The actual range was $727,500 to $2,000,000 and it took an average of 20 days to sell. Comparing May 2026 to May 2025, average sold price for single-family homes was up 7.2%. 2026 Year-to-date median sold price for single-family homes is down 4.8% compared to the same time period last year.

In Walnut Creek, California, we have 296 total homes that are active for sale, 99 are under contract, and 109 sold last month. Last month… Single-Family Homes sold for an average of $1,700,892 (nine hundred ninety six thousand, four hundred and seventy six dollars). The actual range was $900,000 to $2,800,000 and it took an average of 15 days to sell. Comparing May 2026 to May 2025, average sold price for single-family homes was down 4.4%. 2026 Year-to-date median sold price for single-family homes is a 0% change compared to the same time period last year.

In Lafayette California, we have 71 total homes that are active for sale, 19 are under contract, and 34 sold last month. Last month… Single-Family Homes sold for an average of $2,570,584 (nine hundred ninety six thousand four hundred and seventy six dollars). The actual range was $1,168,000 to $9,000,000 and it took an average of 14 days to sell. Comparing May 2026 to May 2025, average sold price for single-family homes was down 0.3%. 2026 Year-to-date median sold price for single-family homes is down 5.6% compared to the same time period last year.

Keep in mind that these are city averages, so all the variables are averaged out… like location, condition, marketing, skill of the agent, how many and what kind of house is being sold and more. Median price over time shows whether the local market is appreciating (getting more expensive) or softening (getting less expensive).
