Oakland - Berkeley Real Estate Market Update for November 2022

Can you believe we are coming near the end of 2022? What a year it has been in terms of market shifts and mortgage rates, yet owning a home is still the greatest asset most people will have and a goal most people want to achieve.

With the state of the housing market quickly changing I can see how confusing it can be if you are a seller or buyer trying to decide if NOW is the right time to buy or sell. I am here to let you know what’s happening in the real estate market here in the Oakland Berkeley East Bay Area, so that you can make the best decision when it comes to probably one of your largest assets … your home! 

Hi, I’m Tanja Odzak, Our East Bay Home brokered by eXp Realty. Let’s take a look at what’s happening in Berkeley CA. Is it a good time to sell or buy? In Berkeley, we currently at the time of this video we have 70 single family homes that are active for sale, 37 are currently under contract, and 49 single family homes sold over the past 30 days. Looking at what happened in October … Single Family Homes sold for an average of $1,504,000 (one million, five hundred and four thousand dollars), this average was down about 12% from September, but is still up 10% when we compare 2022 thus far to the same time period last year.  In October single family homes sold for an average of 16% over asking and it took an average of 23 days to sell.  

You also may be asking, is it a good time to sell or buy in Oakland California. In Oakland, we have 431 single family homes that are active for sale, 205 are currently under contract, and 181 single family homes sold over the past 30 days. Looking at what happened in October… Single Family Homes sold for an average of $1,244,000 (one million, two hundred and fourty four thousand dollars), this average was up 9.8% from September, but is still up 4% when we compare 2022 thus far to the same time period last year.  In Ocotber single family homes sold for an average of 13.3% over asking and it took an average of 26 days to sell.  

So you can see, with the changing market, it is no surprise to us that homes are staying on the market longer.
