But for now, let’s look at what’s happening right here in Oakland & Berkeley!
Hi, I’m Tanja Odzak, eXp Realty, and I help people sell and buy homes here in the East Bay.
Let’s take a look at what’s happening in Berkeley CA, at the time of this video, we have 47 single family homes that are active for sale, 34 are under contract, and 46 sold last month. Last month … Single Family Homes sold for an average of $1,757,320 (one million, seven hundred fifty seven thousand, three hundred and twenty dollars). The actual range was 655,000 to 4,200,000 and it took an average of 20 days to sell. Comparing March 2024 to 2023, average sold price is up 8.6% this year. Year to Date median sold price is up 4%.
In Oakland California, we have 326 single family homes that are active for sale, 164 are under contract, and 157 sold last month. Last month… Single Family Homes sold for an average of $1,148,625 (one million forty eight thousand, six hundred and twenty five dollars). The actual range was 320,000 to 5,100,000 and it took an average of 27 days to sell. Comparing March 2024 to 2023, average sold price is up 3.1% this year. Year to Date median sold price is down 2.2%
Keep in mind that these are city averages, and it erases the nuance of the market because it averages out all the variables… like location, condition, skill of the agent, what kind of house is being sold and more.
