But for now, let’s look at what’s happening right here in Oakland & Berkeley!

Let’s take a look at what’s happening in Berkeley CA, at the time of this video, we have 30 single family homes that are active for sale, 22 are under contract, and 23 sold last month. Last month … Single Family Homes sold for an average of $1,557,152 (one million, six hundred thirty seven thousand, three hundred eighty three dollars). Year-over-Year average price is down 1.2%, when compared to January of last year. The actual range was 730,000 to 4,150,000. It took an average of 34 days to sell. Year to Date median sales price is down 9.9%.
In Oakland California, we have 285 single family homes that are active for sale, 142 are under contract, and 89 sold last month. Last month… Single Family Homes sold for an average of $831,716 (eight hundred seventy five thousand, nine hundred and fifty five dollars). Year-over-year average price is down 13.8% when compared to January of last year. The actual range was 225,333 to 2,350,000. It took an average of 47 days to sell. Year to Date median sales price is down 8.3%
Keep in mind that these are city averages, and it erases the nuance of the market because it averages out all the variables… like location, condition, skill of the agent, what kind of house is being sold and more.
