Let’s take a look at what’s happening in Berkeley CA, at the time of this video, we have 23 single family homes that are active for sale, 23 are under contract, and 18 sold last month. Last month … Single Family Homes sold for an average of $1,390,833 (one million, six hundred thirty seven thousand, three hundred eighty three dollars). Year-over-Year average price is down 8.8%, when compared to December 2022. The actual range was 870,000 to 2,500,000. It took an average of 24 days to sell. Year to Date median sales price is down 11%.
In Oakland California, we have 206 single family homes that are active for sale, 122 are under contract, and 153 sold last month. Last month… Single Family Homes sold for an average of $991,852 (one million, seventy five thousand, nine hundred and fifty five dollars). Year-over-year average price is down 0.8% when compared to December 2022. The actual range was 265,000 to 2,600,000. It took an average of 31 days to sell. Year to Date median sales price is down 9%
Keep in mind that these are city averages, and it erases the nuance of the market because it averages out all the variables… like location, condition, skill of the agent, what kind of house is being sold and more.
