In Berkeley California, at the time of this video, we have 96 total homes that are active for sale, 47 are under contract, and 68 sold last month. Last month, Single-Family Homes sold for an average of $1,878,222 (one million, four hundred thirty-five thousand, six hundred and ninety-two dollars). The actual range was $720,000 to $4,060,000 and it took an average of 17 days to sell. Comparing April 2026 to April 2025, average sold price for single-family homes was up 1.0%. 2026 Year-to-date median sold price for single-family homes is down 1.5% compared to the same time period last year.
In Oakland California, we have 570 total homes that are active for sale, 239 are under contract, and 235 sold last month. Last month… Single-Family Homes sold for an average of $1,080,634 (nine hundred ninety six thousand, four hundred and seventy six dollars). The actual range was $305,000 to $2,975,355 and it took an average of 29 days to sell. Comparing April 2026 to April 2025, average sold price for single-family homes was down 5.4%. 2026 Year-to-date median sold price for single-family homes is down 5.0% compared to the same time period last year.
Keep in mind that these are city averages, so all the variables are averaged out… like location, condition, marketing, skill of the agent, how many and what kind of house is being sold and more. Median price over time shows whether the local market is appreciating (getting more expensive) or softening (getting less expensive).
