In Berkeley California, at the time of this video, we have 87 total homes that are active for sale, 60 are under contract, and 75 sold last month. Last month, Single-Family Homes sold for an average of $1,808,376 (one million, four hundred thirty-five thousand, six hundred and ninety-two dollars). The actual range was $625,000 to $3,800,000 and it took an average of 24 days to sell. Comparing May 2026 to May 2025, average sold price for single-family homes was down 11.6%. 2026 Year-to-date median sold price for single-family homes is down 3.4% compared to the same time period last year.
In Oakland California, we have 602 total homes that are active for sale, 227 are under contract, and 224 sold last month. Last month… Single-Family Homes sold for an average of $1,258,738 (nine hundred ninety six thousand, four hundred and seventy six dollars). The actual range was $253,500 to $5,527,000 and it took an average of 23 days to sell. Comparing May 2026 to May 2025, average sold price for single-family homes was up 21.4%. 2026 Year-to-date median sold price for single-family homes is up 1.5% compared to the same time period last year.

Median price over time shows whether the local market is appreciating (getting more expensive) or softening (getting less expensive).
