Is homeownership slipping further out of reach? Unfortunately, for many hopeful buyers, the answer feels like Yes…

Let’s break this down. Housing affordability is top of mind for buyers across the
board, and it’s clear we’re facing serious challenges. A recent study shows that
70% of Americans believe buying a home feels out of reach under today’s
conditions. People want solutions, urging policymakers to take action to make
homeownership more accessible.
But what exactly needs to change?
First off, addressing the housing shortage. We’ve got a nationwide deficit shortage of 3.8 million homes.
That’s staggering! This lack of inventory is driving up home prices, sparking bidding wars, and making affordability a pipe dream for many middle- and lower-income buyers. While we’ve seen a slight increase in inventory recently, there’s still a long way to go. Building more single-family homes needs to become a top priority.
And then there are the higher interest rates.
Higher rates have pushed monthly payments that used to be manageable, out of reach for many buyers. Stabilizing these rates is key. We also need to see more low-interest mortgage programs, tax incentives, and down payment assistance particularly for first-time buyers. (Yes, downpayment assistance is REAL and I have a great lender that specializes in it!) These kinds of things would help level the playing field, giving all buyers a fair shot at homeownership. Lawmakers also need to look at reforming zoning laws and building costs. Reforming outdated zoning policies and providing incentives to builders will help with supply chain challenges and help builders to create more affordable homes.
