What is the secret weapon for sellers in today’s market? It’s honestly more like “secret weaponS” – plural, not singular! The answer is seller concessions! Let’s talk about what they are and why they matter

First off, what is a seller concession? Seller concessions are when a seller offers to cover some of the buyer’s costs, things like closing costs, repairs, or even helping buy down their mortgage rate.  I know.. I know.. You don’t want to pay for stuff, but you need to listen to this…

For the past few years, sellers had the upper hand in home sales– 

But as the market shifts, flexibility is *key* to get top dollar for your home. And with inventory rising, nearly 1 in 4 sellers offered a concession in 2024. Throwing in extras like these help give buyers peace of mind on their purchase AND can also sweeten the deal. 

Here’s the best part … Many times, if your listing agent is great marketer and good negotiator, and knows how to work these seller concessions, the concessions won’t actually cost you anything. They also don’t come out of your pocket upfront; they’re simply just deducted from your profits at closing. 

Offering concessions in a shifting market will help make your home stand out in a competitive market and help you attract more buyers… and more buyers means MORE money.

Plus, concessions can possibly speed up the sale and avoid long days on the market

and price reductions. More importantly, it can help keep the deal from falling apart by meeting buyers halfway instead of losing them completely.

Bottom line: offering the right concessions at the right time can help you sell faster and for more money! The key is excellent marketing and negotiation strategy, and that’s where I come in.
