is that it is still insanely brutal out
there the east bay is hot
the bay area is hot california is hot
the whole entire country
is hot i have connections all over the
country
and that is definitely the word but
with that being said i also want to
remind you again i always talk about
this
but that even in the hottest of markets
not everything
is the same hotness um so
if you’re a seller looking to sell
something
or a buyer looking to buy something give

some very different things depending on
what you may have at the time of this
recording oakland has 220 single-family
homes listed for sale on the market
right now
it’s about the same as last week only
about a one percent increase
putting oakland at seven tenths of a
month worth of
inventory it’s currently taking about 19 days
on average for a house to get into the
market knowing that the good ones do go
fast usually in about 12 days
and last week 45 single family homes
were sold for an average sales price of
about 935000. for condos and townhouses oakland
has about 133 condos
listed for sale on the market right now
again about the same as last week with
only about a two percent increase
putting it at nine tenths of a month
worth of inventory it’s currently taking
about
38 days for a condo to get into contract
five were sold last week for an average
sales price of
635 000 for the city of berkeley
berkeley has 41 single-family homes
listed for sale on the market
this is down by about five percent from
last week
putting us at three quarters of a month
worth of inventory it’s currently taking
about 27 days
for a house to get into contract and
again same caveat good ones do go fast
usually in about 12 days
11 were sold last week for an average
sales price
of one million four hundred and twenty
five thousand
for condos city of berkeley has 18
listed for sale on the market right now
this is up
by about six percent from the previous
week putting it at about
two and a half months worth of inventory
it’s currently taking
about 11 days well this was only one
that was sold last week so it took 11
days for it to get into contract and it
sold for 745000 again if you have any questions
