30Mar2022 Real Estate Market Update -San Francisco, East Bay, Oakland, Berkeley, Piedmont, Lamorinda

This is your weekly market update for the San Francisco East Bay Area. This is Tanja Odzak with eXp Realty and this is for the week of March 30th 2022. This is for Berkeley, Oakland, Piedmont, and Lamorinda.

  • Berkeley has hit the highest number of homes single family homes on the market since the first of the year. So they currently are at 53 active single family homes for sale on the market right now, 58 are pending. That is 9/10 of a month worth of inventory. Last week 12 were sold within a median days on market of 10. Average sales price for last week was $2,120,000. For condos there are 9 currently on the market right now and
  • 7 are pending and that is 1.3months worth of inventory. Last week 2 were sold within a median days on market of 45 — that’s a long time. Average sales price for last week was $577,000.
  • For Oakland there are currently 256 active single family homes for sale on the market right now, 253 are pending that means that’s 1 month’s worth of inventory. Last week 52 single family homes were sold within a median days on market of 12. The average sold price was $315,000. For condos, there are 135 active for sale on the market 94 are pending that is 1.4 months worth of inventory last week 24 were sold within a median days on market of 13. The sales price for last week was $696,000.
  • For Piedmont there’s 11 single family homes for sale on the market. 5 are pending. That means that’s 2.2 months worth of inventory and that’s on the market right now. Last week 2 were sold within a median days on market of 13. Average sold price for last week was $3,210,000.
  • For Lamorinda, there are 42 active single family homes for sale on the market and 77 are pending. That is 1/2 month’s of inventory. Last week, 10 were sold within a median days of market of 7. Average sold price for last week was $2,788,000. Condos and townhouses, 15 are on the market, 19 are pending, that is eight tenths of a month worth of inventory. Last week, 3 were sold within a median days on market of seven. Average sold price for last week was $1,552,000. 

So again, just as a little reminder, we look at the number of homes that are active for sale on the market. Divide that by the number of homes that are currently in contract or pending that tells us what the months worth of inventory on the market is — that’s how we gauge if it’s a seller’s market or buyer’s market?
