25May2022 Real Estate Market Update-San Francisco, East Bay, Oakland, Berkeley, Piedmont, Lamorinda

What’s up besties? This is your Real Estate Market Update for the San Francisco East Bay Area for the week of May 25th, 2022. Inventory is still continuing to creep up but what’s interesting is that the months of inventory are basically staying the same. They’re not changing much. So what that means is that buyers are scooping up as many houses are coming on the market at the same speed. More house means more buyers are getting into contract – that’s awesome!

  • Berkeley currently has 77 active single family homes for sale on the market right now, 58 are pending and that is 1.3 months worth of inventory. Last week 14 were sold within a median days of market of 14 after sold price for last week was $1,797,000. For condos and townhouses, there are 20 that are on the market, 9 are pending and that 2.2 months worth of inventory. Last week 4 were sold within a median day on market of 12 and the average sold price for last week was $1,034,000.
  • For Oakland, there are currently 324 active single family homes for sale on the market right now. 279 are pending and that is 1.2 months worth of inventory. Last week 48 were sold within a median days of market of 12 days. Average sold price for last week was $1,315,000. For condos there are 148 that are on the market right now, 74 are pending and that is 2 months worth of inventory. Last week 22 were sold within a median days of market of 12. Average sold price for last week was $728,000.
  • For Piedmont there are 17 that are on the market, 19 are pending and that is 9/10 of a month’s worth of inventory. Last week 5 were sold within a median days of market of 11. Average sold price for last week was $6,665,000. 
  • For Lamorinda there are 64 active single family homes for sale on the market right now, 79 are pending that is 8/10 of a month worth of inventory. Last week 28 were sold within a median days on market of 8. Average sold price for last week was $2,729,000. For condos and townhouses, 10 are on the market, 18 are pending and that is 6/10 of a month’s worth of inventory. Last week, 2 were sold within a median days on market of 70 days and the average sold price for last week was $784,000.
